How the area of a PAP-PTC unit is worked out

Updated · Based on DCPR 2034

On RePAP you list and enquire in units — the number of tenements — and the built-up area is worked out for you at 33.45 m² (360 ft²) per unit, without fungible FSI.

Where 33.45 m² comes from

  • Minimum carpet area of a tenement: 27.88 m² (300 ft²).
  • Built-up area to carpet area: 1.2, as Regulation 33(20)(B)(d) sets for AH/R&R tenements.
  • 27.88 m² × 1.2 = 33.456 m², counted as 33.45 m² of built-up area per unit — about 360 ft².

Fungible FSI and other cases

The figure leaves out fungible FSI. If your units include fungible area, larger tenements, or commercial tenements (20.90 m² carpet under Regulation 33(11)), add the details in your notes when you list or enquire — our team takes them into account. For PTC tenements the regulation counts built-up area as defined in clause 3.2 of Regulation 33(10); your approval is the final word.
