FAQ
Questions, answered
What are PAP and PTC listings?
Two kinds of units listed here: PAP under Regulation 33(20)(B) and PTC under Regulation 33(11) of Mumbai's development control regulations. Every listing on the map is one or the other.
Does it cost anything?
Creating an account, using the map and sending enquiries is free.
Who can see my details and the seller's?
Buyers see a public summary of each listing: its type, ward, village, area, units and how far away it is. Sellers' names and exact addresses are never shown. Your phone number goes only to our team, who handle every enquiry.
How do listings get onto the map?
Sellers submit what they have; our team reviews each submission and lists it as a PAP or a PTC. Nothing goes public until then.
How is the area worked out?
From the units. Sellers enter how many units they have, buyers how many they need, and we work out the built-up area at 33.45 m² (360 ft²) per unit — the DCPR 2034 minimum — without fungible FSI. If your units include fungible area, add the details in your notes.
Do I need separate buyer and seller accounts?
No. One account buys and sells: use Buy PAP-PTC or Sell PAP-PTC and follow what you're selling under My listings.
Where does the map data come from?
Ward, village and CTS boundaries and the development-plan layers come from the Municipal Corporation of Greater Mumbai's public maps.
